Greengage acted as the BREEAM assessor and AP advising on the fit-out of selected office floors as part of the wider refurbishment of the Sea Containers House commercial development on the south bank of the River Thames.
The base build had already been assessed as a shell & core structure and the assessment of the fit-out therefore ensured the sustainability of all aspects of the office floors was certified.
The final fit-out assessment achieved a BREEAM Excellent rating with a score of 73.7% under the BREEAM 2008 ‘Offices’ methodology. This included achievement of all credits in the ‘Management’ and ‘Waste’ categories, highlighting the effective project and construction management with 97% of fit-out waste recycled.
Other key features enhancing sustainability within the fit-out were a wide range of responsibly sourced materials with high Green Guide ratings; staff cycle storage with changing rooms and lockers; a BMS system installed to allow energy metering of individual building areas; energy efficient lighting; and a CHP system for energy provision.
