Oriental City

Greengage were appointed to undertake the socio-economic assessment of the temporary displacement of the Oriental City tenants as a result of proposals to redevelop the site and introduce a replacement Oriental City, two additional large stores, 520 one- and two-bedroom apartments and a primary school.

As a result of the demolition and subsequent construction phase of the new development the existing tenants of Oriental City would be displaced. Our client Development Securities, required a thorough consideration of the implications of relocation on the tenants including subsequent refurbishment of the proposed relocation premises, decreased visibility due to the temporary loss of the high profile Oriental City building and prominent Edgware Road location, and loss of the additional link-trip and footfall benefits that resulted from the cultural associations and events that were also held in the building.

Mitigation measures that were recommended included, where feasible, the provision of a single alternative relocation premises to maintain the ‘draw’ factor provided by the diversity of the tenants combined retail offer, provision of a mitigation payment for minimal refurbishment works based on the current poor state of repair of the Oriental City building, and provision of street signage and notification in both local and specialist community papers of the relocation to maintain the profile of the tenants’ businesses.
