Greengage are acting on behalf of Manhattan Loft Corporation for the consented Manhattan Loft Gardens redevelopment on N24 of the Stratford City Masterplan. Approved in 2010, the scheme is for the development of a double cantilevered tower with 248 lofts and apartments, three sky gardens and a design hotel on the ground to seventh floor.
We have developed the environmental strategy of the scheme, which was a key aspect of the planning application as well as the design of the building. Greengage therefore were involved in initial discussions with Cofely, as well as with the Greater London Authority, the Stratford City Environmental Review Panel and the Leasehold Valuation Tribunal on matters relating to sustainability, energy, ecology and socio-economic.
Greengage have an ongoing role as part of the technical design and construction of Manhattan Loft Gardens, including the discharge of planning conditions, and to ensure that the final building has been designed and constructed to be as sustainable as possible. This includes ongoing considerations on energy (such as passive design and energy efficiency of the building), the specification of materials that are responsible and/or locally sourced, input in the detailed design of the sky gardens to maximise the biodiversity value and simultaneously provide amenity space for residents, and sustainable construction practices.
The development will achieve a BREEAM ‘Very Good’ rating for the hotel and a Code for Sustainable Homes Level 4 rating for the residential units.
