Family homes – Net zero carbon assessment

Greengage was retained by a family’s fund management office to undertake a net zero carbon assessment of single-family homes located in both an urban context (London) and one in a rural context (Cumbria).

These were single-family detached homes with attached land parcels or gardens. Greengage was commissioned to undertake a site visit and survey the properties. The surveys included a detailed study of the envelope, including windows, walls and roof type to ascertain any potential improvements in insulation, and a detailed inventory of the mechanical systems – heating, cooling and ventilation. Desktop analysis of their utility bills and interviews with the families were conducted to understand their energy consumption patterns and their aspirations for reducing their emissions to net zero carbon levels. Their energy use intensity was established using energy modelling and compared to LETI’s net zero carbon targets for residential retrofits.

Once the feasible energy conservation measures were identified, we provided capital cost, estimated savings and payback figures. Greengage liaised with technology vendors to undertake high-level feasibility studies for implementing the proposed recommendations, which included wall and roof insulation, switching to a heat pump or a biomass boiler (specifically for the Cumbria property), mechanical ventilation with heat recovery and solar PV installation. Quick wins such as making certain behavioural changes, draft proofing, insulating hot water pipes and zoning of hot water distribution were additionally identified.

The final reports containing the recommendations, associated costs, estimated savings, payback and eligible incentives have provided the groundwork for future changes. Greengage continues to work with other family members on their homes, as well as churches at which they are parishioners.
