The first development of this magnitude in Belfast, this is one of the largest regeneration projects in Europe, providing an integrated retail, leisure and residential development. This new landmark building, with an immense 35 metre diameter glass dome, from which the public can enjoy breath-taking views across the city, is due to open in March 2008.
This retail-led mixed-use project comprises of approx. 800,000 ft2 (75,000m2) of retail over three floors, including 200,000 ft2 (18,500 m2) House of Fraser store; two levels of basement parking with c. 1,000 spaces; leisure units including restaurants, bars and cafes; 70 unit shops – ranging in size from c. 300ft2 (27.87m2) to c. 60,000 ft2 (5,574m2); 106 residential apartments; new public space and gardens topped by the dome with viewing zone; pedestrian links to nearby business, nightlife; and shopping streets on Laganside, Donegal Place, Royal Avenue and Ann Street.
As part of the planning brief there was a requirement to achieve a BREEAM rating of at least Very Good, using BREEAM for Retail.
Pursuant to this a benchmarking exercise of the proposals was undertaken with the design team and client, with guidance and advice given to optimise the rating.
