Greengage provided BREEAM assessor, AP and sustainability services for the major redevelopment of an office building at 127 Charing Cross Road in London, helping transform it into a high-performing, low-carbon building that achieved BREEAM Outstanding.
The project involved redeveloping the existing building to retain the basement nightclub, provide ground floor retail space and refurbish the remainder of the building including a rooftop extension, creating six floors of office accommodation.
Greengage was involved from the early design stages in 2021, working with the project team to identify measures to increase the initial BREEAM Excellent target to BREEAM Outstanding. We continued to support the team throughout design and construction to ensure the BREEAM targets could be achieved.
The project achieved a BREEAM Outstanding rating for the office element, with a score over 88%, supported by a range of sustainable features including:
- Achieving the maximum possible score under the Considerate Constructors Scheme, demonstrating exceptional site management and community consideration.
- A high level of energy performance, including an improvement between design and construction.
- PV panels and an air source heat pump installed for space and water heating, resulting in a reduction in carbon emissions of almost 30%.
- Cycle storage, changing rooms and showers to encourage sustainable travel.
- Over half of the aggregates used on the project sourced from recycled materials.
- Water efficient sanitaryware, achieving a 50% improvement over the baseline performance.
- Significant biodiversity improvements including a biodiverse roof, log piles, insect hotels, a bee post, planters and bird and bat boxes.
Greengage also coordinated the client’s sustainability requirements and materials review process throughout construction to achieve a number of targets. Through this process, the following key outcomes were achieved:
- High levels of recycled content in key materials such as concrete, steel, curtain walling, insulation and ceramics with an overall recycled content of 32.94% (by mass).
- Significantly lower upfront embodied carbon than new build equivalents due to structural retention.
- Environmental Product Declarations (EPDs) provided for the majority of materials including brickwork, joinery, insulation, curtain walling, plasterboard, roofing and some MEP items.
