Greengage acted as the lead sustainability consultant and BREEAM assessor advising on the refurbishment of a 14-storey office building in Hammersmith. The extensive works included full Cat A refurbishment to all office floors, replacement windows, a refurbished reception, new cycle parking facilities and conversion of the roof plant to a new office floor.
A BREEAM ‘Very Good’ rating was achieved at the Design Stage, but the final refurbishment works achieved an ‘Excellent’ rating. This upgrade was achieved by the project team working in conjunction with Greengage to identify potential upgrade areas. These included procuring additional materials with responsible sourcing certification, using better performing refrigerants within mechanical systems and achieving an exemplary score under the CCS scheme.
Greengage also consulted on the ecological enhancements for the scheme with the installation of a sedum roof and invertebrate habitat panels on terraces providing an increase in biodiversity value.
As part of the project Greengage also undertook a WELL feasibility review of the building. Whilst full certification was not carried out, the review determined that numerous WELL principles were being incorporated into the refurbishment works to ensure high standards of health & wellbeing for future tenants.
