The masterplan consisted of a 72-bed close care home, with 80 extra care apartments, and 129 supported living units with managed transport options, onsite shop and post office with 95 parking spaces in total for staff, visitors and residents.

Greengage provided sustainability advice as part of the scheme evolution to include water use, energy management, biodiversity and transport.  Key sustainability objectives were established and mechanisms to meet these agreed.

In addition, the team carried out ecological surveys and established the current ecological value before suggesting appropriate ways to integrate these features into the design and operation of the site through green corridors, bat roosts and ponds for great crested newts.

This included active and inactive management of areas of the site for wildflowers, small mammals, bats and bees and butterflies. The retention of key trees also provided a better quality of living.

The use of sustainable drainage solutions (SUDS), rainwater harvesting and grey water recycling was also recommended to meet the sustainability objectives of the scheme.

A detailed Socio-Economic analysis of the benefits to the wider community was carried out, identifying how services would provide greater social infrastructure to residents in the area.
