Greengage undertook a post occupancy evaluation study of the building after a year’s occupation by the Environment Agency. This included an investigation into the energy and water use of the building, the internal temperatures at six areas around the building, a staff questionnaire and interviews with the Building Manager.

The project was a jointly funded study between the Environment Agency, the building’s tenant and Hoare Lea, the building’s M&E designers. The benefits for the Environment Agency were that they would get a detailed knowledge of how the building could be improved which would both reduce their utility bills and have a positive impact upon staff productivity. The benefits for Hoare Lea were that they would have information to feed forward into future building designs and a strengthened relationship with an existing, the developer HR Wallingford, and prospective client, the Environment Agency.

The project involved a detailed energy audit following the CIBSE Technical Memorandum 22: ‘Energy assessment and reporting methodology’. This involved the systematic gathering of energy data, a structured means of reporting results and an estimation of energy savings that could be obtained through changes in use, technology or management.

The building won the Industrial Agents Society/Office Agents Society ‘Best bespoke office development outside central London’ award in 2005, was a finalist in the British Council for Offices Awards in 2006 and a runner up in the RICS awards in 2006.

Greengage identified where the building was underperforming and we advised the Environment Agency on measures to correct this underperformance. The work undertaken in the post occupancy evaluation formed the basis for an MSc dissertation, an article published in the Building Services Journal and further, EU-funded, post occupancy work by Brunel University.
