Greengage were initially commissioned in 2008 to begin work on plans to redevelop the site within the LB of Croydon to create a mixed-use retail, office, leisure & residential scheme. Tasked with undertaking the Environmental Impact Assessment, leading the sustainability & energy brief, the challenge was to incorporate features to bring a high-quality development to the area.
Recommissioned in 2017, Greengage’s task was to update allowances & recommendations to respond to the new policy landscape and new designs to increase the number of units being provided for the scheme. The results of which are an elegant dual tower design provided by Piers Gough of CZWG Architects which will rise to 68 & 41-storeys respectively.
The main sustainability recommendation incorporated a site-wide energy centre designed to serve both towers & connect into the LB Croydon’s plans for future district heating scheme expansion around the town centre. Greengage also produced BREEAM pre-assessments for the non-residential proposed uses to ensure sustainability issues were considered across all areas of the design and at an early stage in the project.
