Netherhall Gardens

Netherhall Gardens is a residential property near Finchley Road underground station, for which planning permission was sought for redevelopment of the site. An objection was raised by neighbours regarding the property and the potential presence of bats.

Greengage conducted a Preliminary Roost Assessment which identified the potential for the building to support roosting bats. Further surveys identified two summer roosts in use by common pipistrelle bats, one beneath a dormer window and the second under tiles by the chimney stack.

Subsequently, Greengage designed appropriate mitigation to ensure the development could proceed while protecting bats and preserving roosting spaces, both during works and in the running of the new building. Mitigation is to include timing the works in winter and providing compensatory roosting space in the design of the new building.
