17-21 Wenlock Road

Greengage were commissioned by Regal Homes to conduct a Code for Sustainable Homes assessment for the residential led development at 17-21 Wenlock Road in the London Borough of Hackney.

The development consists of 10 storeys, comprising 49 residential units over 4,650 sqm and 1,190 sqm of commercial units located at street level. The unique design is staggered on each level to allow all the residential units to benefit from at least two aspects. The design strategy maximises light and ventilation, and enables spacious terraces to be accommodated.

The development was awarded its Design Stage Code for Sustainable Homes certification in April 2015 and obtained a Level 4 rating. Key aspects that contributed towards this rating included:

  • Materials – the materials used were responsibly sourced and achieved a high rating under the Green Guide, resulting in over 75% of the materials credits being achieved;
  • Waste – the homes were designed with adequate internal space to encourage recycling and composting. During construction, a commitment was made to divert at least 85% of construction waste from landfill;
  • Pollution – all insulation materials for the flats were specified with a low global warming potential and the boilers specified had low NOx emissions;
  • Lifetime Homes – all the dwellings have been designed to the Lifetime Homes standard; and
  • Ecology – the local ecology was enhanced by providing features such as bird boxes and insect towers.

The award winning development (London Evening Standard New Homes Award – Home or Development of Outstanding Architectural Merit Category) is currently Europe’s tallest cross laminated timber (CLT) hybrid structure and joint tallest in the world.

Since the Deregulation Bill in March 2015, planning authorities can no longer require a Code for Sustainable Homes assessment to be carried out. Greengage can, however, undertake any legacy assessments that are still required, or alternatively we can also carry out new Home Quality Mark assessments on new build residential developments.
